I represent buyers and sellers in the Atlanta foreclosure market and have the knowledge to help you through the specific contract language, bank addendum, inspection clauses, etc. that are associated with these properties.

Truly, the Atlanta real estate market offers great opportunities for buyers and investors looking for REO (real estate owned) properties. There are many online web sites where you can search these listings specifically, such as bidselect for government homes, hudsonandmarshall for auction homes, and foreclosure for bank owned homes. These are just a few of the available resources for finding a foreclosure.

It is always best to have an experienced Buyer’s Agent working for you to find the best deal, some REO sellers even require that an agent submit bids on your behalf. WHAT IS FORECLOSURE?

The difference between a regular house on the market and a foreclosure is that the foreclosure is one in which the seller has defaulted or stopped making mortgage payments. After a few missed payments, the bank will enter into a process called foreclosure in which they will take ownership of the property because the borrower did not make the payments as agreed upon. The foreclosure process can take months and depending upon which stage of foreclosure the property is in, name on the deed may still be the owner or the bank. Most of the advertised homes that are for sale called "foreclosed" have already been deeded back to the bank, therefore are bank owned. Typically, foreclosed homes are cheaper because there may be repairs that need to be done, etc. If this is your first REO (real estate owned) property, it is best to receive advice from a realtor who knows and has worked in the foreclosure area of real estate.
